A fresh seal is the cheapest way to extend a driveway.

Asphalt is tough, but it’s not invincible. New England winters, summer UV, road salt, and oil drips all eat away at the surface and let water sneak into the cracks. Sealcoating puts a fresh protective layer over the top — sealing out moisture, blocking UV, and restoring that deep-black, just-paved look.

We recommend a fresh sealcoat every 2–3 years on residential driveways and on a regular cycle for commercial lots. Skip it and you’ll pay for a full repave years sooner than you needed to.

Why sealcoat

Prevent water, sun, salt, and oil from shortening the life of your asphalt.

Sealcoating is not a cosmetic shortcut. It is pavement maintenance. Asphalt naturally oxidizes as it ages, turning gray, brittle, and easier for water to penetrate. Once water gets into cracks and freezes, small openings become bigger repairs.

A proper sealcoat helps protect the top layer, slows oxidation, reduces water intrusion, and improves curb appeal. For commercial lots, it also gives fresh striping a cleaner surface and helps the property look maintained for customers and tenants.

  • Clean surface

    Dirt, loose stone, and debris are removed so the sealer can bond instead of sitting on top of contamination.

  • Crack attention

    Visible cracks are filled before sealing to limit water entry and slow further spreading.

  • Even finish

    The sealer is applied for consistent coverage, with clean edges along lawns, walkways, curbs, and aprons.

When sealcoating makes sense, and when it does not.

Sealcoating works best on asphalt that is still in decent shape. If the driveway or lot has light cracking, fading, and normal wear, a maintenance coat is usually a smart investment. If the asphalt is crumbling, heavily alligatored, sinking, or holding standing water, the surface may need patchwork or replacement before sealing.

We will be direct about what the pavement needs. A sealcoat should protect good asphalt, not cover up a failing base. If maintenance is the right call, we will give you a written estimate and recommend a cycle that fits the surface and traffic level.
